Just some services outlining the scope of Property Management Services offered by

Alpha Commercial Property.

Monthly Management and Financial Reports

All property financial details will be entered into property and financial management system known as Re-Leased. Re-Leased incorporates all reporting requirements which can also assist in preparing Quarterly BAS statements and Profit and Loss Statements for each property

Alpha Commercial Property will perform the following Financial Management duties:

  • Provide monthly Tax Invoices for rent to each tenant

  • Provide quarterly statements of account to each Tenant.

  • Collect rent, outgoings and all other charges in accordance with the terms and conditions of each Lease.

  • Monitor all arrears and endeavour to recover all arrears in a timely and efficient manner

Part of Alpha Commercial Property management is to provide an ‘Owners Report’. The ‘Owners Report’ consists information relating to income and expenditure together with a summary on other matters relating to the performance and management of the property.

Alpha Commercial Property can provide the following reports to suit the needs of each individual owner:

  • GST Reconciliation Report for BAS

  • Owner Statements

  • Income Ledger

  • Expense Reports

  • Profit & Loss

  • Arrears Report

  • Balance Sheet

  • Trial Balance

  • General Ledger

Management Services

Alpha Commercial Property will fulfil a number of duties as part of the Management Service to the property.  These duties will include but not be limited to the following:

 

  • Establish regular contact with the tenants and other stakeholders.

  • Attend to tenant complaints, recommendations or requirements and conveying to the owner.

  • Maintain comprehensive records on all Lease and tenancy information.

  • Make recommendations on all new Lease negotiations, renewals and reviews and act in accordance with instructions.

  • Make recommendations on possible upgrades to ensure the property remains competitive and appealing to the current market.

Alpha Commercial Property will ensure optimum operation of all plant, equipment and all other general facilities so that the services are regularly maintained and are operating efficiently and remain cost effective.

Facilities Management

Facilities Management services of the property include but is not limited to:

 

  • Regularly inspect the property to ensure the standard of presentation, repairs and operation is maintained.

  • Schedule repairs and maintenance including routine and preventative maintenance programs.

  • Ensuring all repairs and maintenance including programs remain cost efficient to the owner.

  • Control of all BMS systems for air conditioning and swipe card access.

Lease Administration

Alpha Commercial Property will maintain a fully comprehensive Tenancy Schedule for the property and ensure all Leases are complied with and all relevant Insurances and Bonds are in place, we will also

  • Ensure all subcontractors a properly qualified and insured.

  • Certify and approve all invoices and payments.
